Real Estate

We do the hard part.

At CancunLaw, we work “in the trenches” of the Mexican land industry everyday. We fully understand the business of Mexican real estate; its trends, its pit-falls, and its opportunities. The opportunities are obvious, that is easy to see. It is the hidden aspect, the parts that don’t meet the eye, that cause the problems. It is our job to spot the “red flags” before they become problems and to take the necessary steps to protect you and your Mexican property both now and in the future. At CancunLaw, we analyze every aspect of the Mexico land deal to be sure that everything is correct and that you understand it before you close. It is our job to be sure there are no surprises waiting to be uncovered after the land has been transferred to you. We know what to do and we stand by our work.

Buyers

With over two decades of experience, working and living in Mexico, we at CancunLaw understand not only how the land business works in the Riviera Maya, we also understand its underbelly.  Make no mistake.  If you are in Cancun or Playa del Carmen thinking of buying a house, you are the commodity. You must be smart.  Learn how to protect yourself.

People come to Mexico with the intent to buy land but feeling vulnerable because they know they don’t understand the closing process.  They should feel vulnerable, they are.  The good news is, their instincts are correct.  They must listen to themselves and education themselves so that they are not vulnerable and they cannot be railroaded through the process.  Anything less than that will put their investment at risk.

Don’t be played.  It is time for an attitude change.  No more “deer in the headlights”.   You are the one with the money.  You should be the person making the decisions about how your deal is going to go down.   You have to educate yourself before you start signing contracts.

At CancunLaw our motto is, “We do things one way - the right way”.  If you are looking for short-cuts, or are one of the many people who come to Mexico thinking they do not have to do things “by the book”, then we are not your law firm.  Our clients expect nothing less than full, complete, and transparent compliance with all Mexican laws and regulations.

Sellers

U.S. citizen sellers of Mexican lands are equally vulnerable. They are going to owe taxes at closing. In Cancun, Playa del Carmen, and all the other hot spots along the Mayan Riviera, nearly all sellers have enormous, even prohibitively expensive, taxes that have to be paid at closing. This is because they were railroaded into signing closing documents when they purchased the land that they did not understand. Don’t let this happen to you. Deal with it first thing.
